Asphalt Sealcoating
& crack-fill
Your driveway or parking lot takes a beating every single day — sun, rain, snow, salt, oil spills, and traffic all slowly break down asphalt. Protect your asphalt investment with our industrial-grade sealcoating and crack sealing. Our professional asphalt sealcoating service restores the rich black finish of your pavement while creating a durable protective barrier against weather, oxidation, chemicals, and wear.
Our process
- Surface Preparation: We thoroughly clean the pavement, remove debris, treat oil spots, and weed whack cracks and edges to ensure proper bonding and a smooth finish.
- Crack-Fill (optional add-on): For larger structural cracks, we apply a rubberized crack filler designed to seal out moisture and prevent further deterioration.
- Professional Application: We apply high-quality commercial-grade sealer evenly for consistent coverage and durability.
- Clean Edge and Detail Work: Sharp edges, clean transitions, and attention to detail make your property stand out.
Key Benefits
- Maximize Lifespan: Extend your driveway's age by up to 10 years.
- Waterproof Barrier: Hand-applied sealant prevents internal water damage.
- UV Shielding: Prevents oxidation and brittle, graying pavement.
- Curb Appeal: Instant restoration of a professional, deep-black look.
Optional Crack-Fill Add-On
We offer crack filling as an optional add-on to sealcoating for larger, structural cracks. This service helps prevent water intrusion and improves the overall durability and appearance of your asphalt.
Please note that some driveways may be beyond crack-fill, meaning deterioration is too widespread for individual cracks to be effectively treated. In these cases, we may recommend targeted asphalt patching in heavily spider-cracked areas prior to sealcoating for the best long-term results.
- Typical Cracks: Engineered for linear cracks 1/4" to 1" wide.
- When Recommended: Best performed immediately prior to sealcoating for a unified barrier.
- Limitations: Not intended for multi-layered structural failure or "alligator" areas.
- Cost: Starting at $70 for standard 1200 sq ft driveways.
